This meetup is ideal for anyone in or interested in commercial real estate investing, along with people whom have capital to invest in a great vehicle for wealth creation but not the specific knowledge or time to invest. 


What we will discuss: 

All Commercial Real Estate (CRE) specialties are welcome. Current specialties include Multifamily (Apartments), Self-Storage facilities, and Mobile Home Parks (MHPs). Discussions will be a mixture of classroom style presentations to actual deal analysis case studies.


NOTE: Less than 5 units in apartments is considered residential real estate and will not be covered. Also investing in individual mobile homes and single-family homes will not be covered in this meetup.

Metro Detroit Social (MDS) group is just as it is named, a social group.  While there certainly are singles in the group, and members are not discouraged from dating one another, the intent of group events is to meet up and do fun things with other group members.  Occasionally events are cross posted with other groups which are more oriented for singles/dating, and MDS event hosts are encouraged to make a note of this in event descriptions.  


What does MDS do?  This group is for young active friendly people to get together and meet each other.  We do fun stuff, together.  We do whatever it is we like to do.  This includes but is not limited to volunteering, yoga, drinks, dancing, hiking, biking, movies, roller skating, game playing, concerts, trips, festivals... the list goes on.  Any event where members can "meet up" and be social.  While the items listed might not interest you, we do whatever our members want to do -- so don't be intimidated, speak up, let us know what you'd like to do, and we will try to help you make your event idea a reality.  


Who can be members of MDS?  In order to maintain the original intent of the group, new members should generally be between the ages of 20 and 39 years old.  In order to be accepted into MDS, members must answer the list of profile questions in order to join -- we don't require essays, you profile will help other member to know a bit about you.  Members also must have a profile picture which clearly shows their face (no flowers, sunsets, dogs, or group pictures) so we know who you are and most importantly can identify you at events.  


Where are MDS events?  Mainly, all over what people consider to be "Metro Detroit."  Event locations usually range from as far west as Ann Arbor, as east as St. Clair Shores, as north as Rochester, and as south as downriver.  Of course many are in the central area -- Royal Oak, Ferndale, and Detroit city.  Events are usually posted in locations which are convenient for events hosts.  So if you would like to see more events near you -- speak up and/or step up (to host).  Event locations are typically kept private such that only MDS members can attend.  


Is there a cost to be a member of MDS?  Currently the group costs ($180/year) are covered by the group organizer.  Members are encouraged to "chip in" if they are enjoying the group, but dues are not required.  Occasionally events will have costs required to RSVP.  


Are there other rules in MDS?  Not so much, we just want members to be comfortable and enjoy events.  Joining an event you do not know anyone can be intimidating.  MDS event hosts are encouraged to help members find the group by posting their telephone numbers or comments with descriptions of how to "meet up" with the group.  Hosting is not always easy -- keep in mind organizers and event hosts are not compensated, they are volunteering to put forth extra effort to help members meet up to do fun things.  MDS members are also encouraged to help each other to "meet up" at events.  The primary rule of the group is to treat other members well.  In the event any member makes you uncomfortable (i.e. too aggressive, creepy, rude, etc.), please report this to the event host, leadership team, or the group organizer.  Such members will be removed from the group.  


Other notes:

---Why do I need to RSVP?  RSVPs are required so event hosts can know how many people will attend and can help each person to "meet up" with the group (if needed).  RSVPs also help other members know what to expect.  Please RSVP YES if you plan to join, and please update your RSVP if your plans change and you will not be able to join.  There is nothing more annoying to an event host than showing up to an event expecting people to come, and nobody does.  So RSVP, and be respectful of others by honoring/updating your RSVP.  

---Why is this group so big?  Try not to be intimidated by the group size, what really matters is the quantity of active members -- those who RSVP YES and attend events.  Event hosts can limited attendance quantity (with or without a waiting list) depending on the type of event/venue or on personal preference.  Some of the very best events have only a handful of attendees -- where members can be social with less people.  

---Why is there no event host (for some events)?  Occasionally there are events posted with no event hosts.  These are mainly recurring events with activities which MDS members enjoy.  Members can help each other "meet up" -- it is generally quite easy.   

---Why doesn't MDS have more events like [insert event type here]?  Again, while MDS attempts to post a variety of events to keep members interested and active, our leadership team is limited in our ability to post and host all types of events in all locations.  If you want to do something which is not posted, please reach out and let us know.  

---Why doesn't MDS have events for playing sports?  While we have had events like a kickball league in the past, the Meetup group "Metro Detroit Athletes" (MDA) is a more suitable group for those interested in playing sports.  https://www.meetup.com/metro-detroit-athletes

---How can I contribute more in MDS?  Members can contribute just by joining events and being active in the group.  Active members who are interested in becoming official "event hosts" should reach out to the organizer.  Event hosts can post and host events by themselves.

**Metro-Detroit Recreational Outdoor Pick-up (M-DROP) Basketball**:  This group is for anyone interested in some clean, fun, recreational outdoor (and indoor) pick-up basketball in the Metro Detroit Area. It was started out of a desire to see some organized pick-up basketball in the Metro Detroit Area that didn't require any membership/rental fees for indoor gyms (especially during the Spring/Summer/Fall time when the weather is nice enough to play outside on Free Public Courts. This group is open to all, so "Youngbloods" and "Oldtimers" are equally welcomed. We are open to all skill levels (provided you either already know or can quickly pick up on rules of the game). The one thing requested is that people be respectable and respectful! This group is meant to be a fun way for folks to get some moderate intensity outdoor cardio in on the weekends without having to sign up for gym memberships or set up rec-league teams. **Basic Ground Rules (The following rules all fall under the Motto of "*Be respectful*")**: •  Please refrain from showboating or trash talking; as mentioned earlier, this is meant to be a just-for-fun group and we don't want to incite any brawls. • Physical play is acceptable to a limit: NO Hard/Dirty Fouls!!! We don't want people injuring themselves and having to miss work or school. • We will also be playing on public outdoor courts for the most part, so players should be respectful to the public hoops and nets; please refrain from hanging on rims or pulling on nets. We play outdoors in the Spring/Summer/Fall on Saturdays from 10:00 am to 12 noon. Games are scheduled at alternating courts in the Metro Detroit Area, such as at ITC Sports Park in Northville/Novi, Harding Park in Ferndale, Lawson Park in Royal Oak Park, Griffin Park in Canton, Corrado Park in Westland, various courts in Detroit, and more. Winter games on Saturday are at a gym in Livonia. Weekday games are on Wednesdays or Thursdays, typically from 7:00 pm to 9:00 pm, and are usually played at a gym in Dearborn. Most all games are 5 v 5 full court (unless fewer than 10 players show up, which is very rare). We are in the midst of indoor season at the Sports Club of West Bloomfield--please see individual events for details. \*\* **PICKLEBALL**: We are starting to try adding Pickleball courts. If you are a player, feel free to apply for the group and note Pickleball in your comments. Assume all tennis comments below also apply to Pickleball. **\*\*** Below are the overall rules of the group. By attending any of our Meetup events, you agree to all of these and any additional details on the events. **\*\*\* GROUP OVERVIEW \*\*\*\*** Welcome tennis players. Our tennis group consists of a random group of people, some of which have been playing tennis for many years. This group was formed to find new and fun people to play tennis with, make new friends and to possibly take our game to the next level. We play outdoors in the summer and indoors at the Sports Club of West Bloomfield in the winter. Occasionally after tennis, we’ll go out for a drink. Please feel free to join us anytime. No-shows could also result in removal from the group. 1. MEMBERS ONLY: In order to join us for Meetups, you must be a member of Meetup and the group, no guests please. We need to ensure that every member has filled out the questionnaire for level of play to properly assign court matchups. See below for information on our one-time annual member fee. 2. RSVP POLICY: If you RSVP but are unable to attend, you can change your RSVP as soon as possible or at the very latest, by the cancellation deadline posted in the Meetup description. Not canceling your reservation could create an odd numbers of players and doesn’t allow those on the waitlist (see item 3) to play. For indoor season, since we have to pay in advance for court time we may ask you to pay for no-show time if we can't fill your spot. Players with 2 or more no-shows without proper cancellation are subject to removal from the group. Note: We understand that things happen in life and late cancellations may be necessary at times. We just kindly ask that you let the organizer know ASAP by sending a text/call, sending a Meetup message, or by posting in that Meetup’s discussion board so that they can make appropriate adjustments. 3. WAITLIST: Due to court availability, we place a limit of 8-12 players for each Meetup. If there are more than the limit, Meetup will automatically create a "Waitlist" and will move people from that list to RSVP if there's a cancellation. We respectfully ask that all players on this list be available to play in case someone drops on the RSVP list, even on the day of the Meetup. If you aren’t sure that you can make it please remove yourself from the waitlist. Note: If there are enough RSVPs on the waitlist, the organizers may open the Meetup to add a court for the players from the waitlist. This will depend on court availability at that particular location. 4. PHOTO: We request that members display their actual photo and name on our meetup site so we know who you are when you show up. 5. ARRIVAL TIME: We ask that all players do their best to show up on time and stay until the end of the meetup. If you are running late, please post on that particular Meetup’s discussion, PM or text the organizer. 6. EVEN NUMBER: We prefer an even number of players. If you were the last RSVP and you make it an odd number we kindly ask you to change your RSVP to “No” before the Meetup starts. We will do our best to see if we can find a player to keep it even. It is not always possible to avoid this situation. 9. USTA RULES: When playing, try to follow the [USTA rules](https://www.usta.com/content/dam/usta/pdfs/20180119_2018FAC-full.links.pdf#). We encourage this for those players that play on USTA teams, and for others to develop good habits. “If it’s close, it’s in.” 10. DELAYS: If playing in early spring, late summer or fall and there is a high school match being played, please do not go on the courts until an organizer confirms that it’s alright to do so. 11. RESPECT: Please be kind, courteous and respectful to everyone. We are all here to have a good time while getting some exercise and improving our tennis skills. 12. FORMAT: Unless stated in the Meetup header the format will be as follows. If enough players are willing to play singles, and we have enough courts available, we will do so. Otherwise, we will default to doubles. When possible, we will switch partners and/or opponents for variety of play. 13. TENNIS BALLS: Bring some tennis balls! Please don’t assume everyone will have some. If we all pitch in, it will be a lot cheaper for everyone in the long run. 14. FUN: Lastly and most importantly: have fun!!! **\*\*ANNUAL OUTDOOR FEE\*\*** We ask each player attending our outdoor Meetups to contribute a $10 ONE-TIME annual fee, which covers our $180 annual Meetup fee while giving you the convenience of a managed group and regular events.
